Environmental Assessments and Removal of Underground Storage Tanks

If you're planning on selling a home in today’s market you are going to want to be certain that your property or prospective property is compliant with NYS regulations. In regards to a sale, most banks or buyers will likely ask for an environmental assessment or the removal of the underground storage tank (UST). To most of us the thought of actually removing an underground storage tank from your property sounds scary because the unknowns can point to an undetermined amount of $$. The next thoughts are always the same: can I just empty the oil from the tank and leave it underground? The answer is yes, but only if certain other measures are taken and it almost always proves to be less cost effective than actually removing it. In this case, State law requires that aboveground and underground heating oil tanks be emptied, cleaned and purged of all vapors (only to be done by a certified environmental contractor). If an underground tank is to be removed, the vent line and fill line must also be removed or the fill line must be capped with concrete.
